Foreclosures & Bank-Owned Homes in Vicksburg, MS

Foreclosures, bank-owned (REO) homes, HUD homes and short sales can be some of the best values in Vicksburg and across Mississippi, but they don't follow the usual rules. Angela Williams has spent more than 13 years working directly with REO asset managers and distressed properties, and she holds the National Association of REALTORS® SFR® (Short Sales and Foreclosure Resource) certification. Whether you're buying, investing or facing foreclosure yourself, you'll have someone on your side who knows how these sales really work.

Types of distressed property

Bank-owned (REO)

Homes that didn't sell at the foreclosure auction and are now owned by the lender. They're listed on the MLS, usually sold as-is, and the bank's asset manager makes the decisions.

HUD homes

Homes taken back after an FHA-insured loan was foreclosed. They're sold through HUD's own bidding system, often with owner-occupant priority periods and FHA financing options, including repair escrows.

Short sales

The owner sells for less than they owe and the lender agrees to accept it. Prices can be attractive, but lender approval takes patience, and an agent who has done it before makes all the difference.

Foreclosure auctions

Trustee's sales held at the county courthouse. Buyers usually need cash, can't inspect inside, and take the property as it stands. These are best for experienced investors who have done their homework.

How foreclosure works in Mississippi

Most Mississippi home loans are secured by a deed of trust, so most foreclosures are non-judicial: they don't go through a court case. After a default, the trustee advertises the sale in a local newspaper for three consecutive weeks and posts notice at the courthouse. The sale is then held at the courthouse door in the county where the property sits, such as the Warren County Courthouse for Vicksburg homes. If the property doesn't sell to a bidder, it goes back to the lender and later comes to market as a bank-owned (REO) listing.

Buying a foreclosure with Angela

  • Finding the deals. Bank-owned and HUD listings come and go quickly. Angela watches for new REO, HUD and short sale listings across Vicksburg, Warren County and central Mississippi and can send them to you the day they hit the market.
  • Knowing what the bank wants. Angela has completed BPOs (broker price opinions), occupancy checks, cash-for-keys and condition reports for REO companies. She knows how asset managers price and evaluate offers, and how to write one they'll take seriously.
  • Protecting you on an as-is sale. Repairs are rarely negotiable, so inspections, repair estimates and the right loan (conventional, FHA, FHA 203(k) renovation, VA or cash) matter more than usual. Angela will help you count the true cost before you commit.
  • Getting to the closing table. Bank addenda, deadlines and title questions are routine for Angela, so you won't be surprised by them.

Facing foreclosure? You have options.

If you're behind on payments or have received a notice, the earlier you act, the more choices you'll have. Depending on your situation, those can include a loan modification or repayment plan with your lender, selling the home on your own terms, or a short sale that avoids a foreclosure on your record. Angela will talk with you confidentially, explain how a short sale works, and handle the lender negotiation if it's the right fit. A free HUD-approved housing counselor can also help you review your options. You can find one through HUD at hud.gov/findacounselor or by calling (800) 569-4287.
